We spend approximately 90% of our time indoors and our buildings can have a profound impact on our health and well-being. WELL outlines a comprehensive approach to creating healthy spaces, leveraging design strategies, operational protocols, personnel policies and performance thresholds.
We need to take a data-driven approach to creating healthy spaces because our bodies react to the quality of the air we breathe, the water we drink, the light we see and the sound we hear. WELL enables you to achieve evidence-based strategies that have a positive impact on human health.
We can’t improve what we don’t measure, therefore our environments should be optimized and tested to promote health and well-being. WELL Certified projects meet global benchmarks for performance, gaining public recognition for their visible and rigorous commitment to human health.
Employers tell us they are seeking WELL Certification to attract & retain high-quality employees, maximize employee performance and productivity, reduce impacts of presenteeism and absenteeism and promote improved health for employees. They also enjoy the brand equity they earn from being leaders in their industry and the associated marketing value of the media exposure.
Building owners tell us they are seeking WELL Certification to attract & retain high-quality tenants, maximize financial performance of rental rates and resale value, minimize risk of incidents and obsolescence and improve shareholder relations by increasing their GRESB scores for health and well-being. They also place great value on the competitive differentiation and marketing narrative that WELL provides them.
Multifamily project owners tell us they are seeking WELL Certification to attract & retain residents, maximize rent potential and building resale value, differentiate their properties and promote optimal health + well-being for residents. They place great value on being able to provide residents with authentic messages that can help to improve their lives, a marketing narrative that deepens relationships and trust.
The changes to the pricing structure behind WELL reflect our overall goals for WELL v2: simplification, accessibility and flexibility. Instead of pricing adjusted by building type, overall pricing is now calculated at a nominal flat rate per square foot across the board. WELL v2 projects will now have the option of a single-cycle pricing structure or a three- or five-year subscription, depending on what best meets their needs. Project teams are able to select their own performance testing agent and thus the cost of on-site performance testing are separated from the new certification fees.

For WELL v2 projects, fees for onsite performance testing are separate and not included in the WELL Certification fees. The fees for a WELL Performance Testing Agent will appear on the pricing quote, but project teams may select their own WELL Performance Testing Agent and contract with them separately.
WELL v2 interior projects within WELL v2 Core or WELL v1 Core & Shell buildings qualify for a 20% discount. Markets and building sectors below qualify for a 35% discount:
Note: Market and sector discounts specified above may not be combined. Projects may be required to submit documentation to demonstrate eligibility for any of the above referenced discounts.

Fee description
Alternative Adherence Paths (AAPs) - in addition to complimentary fees
$220
An AAP is a formal request for approval and technical guidance to use an alternative strategy to comply with a specific feature and the feature intent. Projects pursuing certification under the WELL Building Standard are eligible to receive three complimentary AAPs (v1) and ten AAPs (v2) at no additional cost. AAPs submitted beyond the complimentary AAPs are subject to a fee.
Curative action review plans
$500
If a WELL project fails a feature in the documentation review or performance verification phase, the team can submit a curative action plan which outlines the corrective measures the project will take to address the unmet feature requirements. There is a fee for the review of this plan.
Curative action testing
Custom
Re-testing fees are additional and vary depending on the size of the project, the number of sample locations that did not pass WELL feature requirements and local lab fees. These custom fees must be requested from the performance testing agent.
Appeals
$500
Project teams may challenge any findings in the documentation or performance review stages; or submit new features for review after the final review stage by submitting an appeal application. There is a fee for the review of each feature being appealed.
If you would like to request an expedited review, please contact GBCI at well@gbci.org 10 business days in advance of when you would like to submit for the review, providing the project number, expected date of submission and confirming that the project team agrees to the additional fees. It'll allow us to determine whether there's a review team available with the capacity to accommodate your project on an expedited timeline. Associated fees and timelines for each phase of review are listed below.
